How the Airbnb profit calculator works
It follows the same sum every host should run each month:
Profit = Room revenue + Cleaning fees − Platform fees − Cleaning costs − Fixed costs
- Room revenue is your nightly rate × nights booked.
- Cleaning fees are what you charge guests per stay. The number of stays is nights booked ÷ average stay.
- Platform fees are the share Airbnb keeps from your payout. Most hosts now pay a single host-only fee of about 15.5%. A few hosts are still on the older split fee of about 3%. Check the fee shown on your own payouts and enter that.
- Cleaning and supplies are what each turnover costs you: cleaner, laundry, toiletries, coffee.
- Fixed costs are your monthly costs that don't change with bookings: rent or mortgage, utilities, internet, insurance, software.
It also shows your break-even nightly rate: the lowest rate that covers all your costs at the number of nights you booked.
A worked example
These are the numbers already in the calculator above, for one apartment in one month:
| Item | Amount |
|---|---|
| Room revenue (18 nights × $120) | $2,160 |
| Cleaning fees (6 stays × $50) | $300 |
| Platform fees (15.5% of $2,460) | −$381 |
| Cleaning and supplies (6 × $60) | −$360 |
| Fixed costs | −$1,400 |
| Profit this month | $319 |
The break-even rate here is about $99 a night. Drop below that at 18 booked nights and the month runs at a loss. Two more booked nights at the same rate would add about $190 of profit, which is why occupancy matters as much as price.

Track every month, not just one
This calculator answers "what if" for a single month. To see what your rental really earned across the year, by property and by platform, use a spreadsheet that does it from your actual bookings.
